Company B is involved in the development of large-scale commercial facilities. The company decided to make improvements to a shopping mall located in the suburbs, namely a building review, due to the aging facilities and equipment. Among the issues identified was the improvement of the backyard, mainly the loading and unloading facilities where staff enter and exit the building.

This shopping mall had already been under construction for more than a decade. As a result, there were many missing facilities in the backyard facility, and the staff had many requests for an improved working environment.
To begin with, there was no roof over the product delivery entrance. This made the work very difficult when the weather was bad. The delivery staff had to be very careful to keep the goods dry.

There was also a lack of places to work. Many workers had to work in dark places, and new staff members, in particular, were demanding improvements.

Mr. S of the Planning and Development Department, who is in charge of this shopping mall, had a strong sense of crisis about the current situation.
If we neglected to improve the working environment, our staff’s motivation and satisfaction would only decrease. In addition, it could affect our future recruitment activities, so we needed to address this issue as soon as possible.

Therefore, they decided to make a new plan to install an optimal structure as a backyard work area. At first, Mr. S was considering building a very simple cargo handling area, but considering the objective of securing a safe and comfortable place to work regardless of weather conditions, this was not a sufficient facility.

Furthermore, since the location would be visible to visitors to the shopping mall, it was necessary to pay some attention to the exterior appearance. However, the project was difficult to plan because the cost was not high enough to build a new, magnificent facility.
